Selling your home during the Winter months normally happens at a slower pace than our current market. Even during a record hot market like this one, there is still a popular opinion that February is too early to list your home for sale. Many people are waiting until the Spring.
Everyone seems to have advice and opinions when it comes to Real Estate. Sometimes these opinions are based on perceptions that sound good but don’t translate to our experience. Not selling your home during the Winter months is one of them.
While selling your home during the Winter might not be ideal for reasons that have more to do with convenience and comfort, homes do sell... and for top dollar too! If home prices in this market alone do not make the case for a Winter sale, here are 2 more:
Case #1: Winter buyers are serious and motivated.
Cold and snow filter out buyers who aren't serious. Some might be somewhat interested, but they really aren’t sure. They may not know what they want yet, so they’re just “looking.”
There's nothing wrong with people being curious, actually it's all a part of the Buying process, you just don’t get these people often in the Winter months. Normally, this would slow the pace of showings down, but these are unprecedented times.
Homes this Winter are being shown 30 and 40 times, many receiving multiple offers. The Average Listing to Sale Price Ratio was 104% at the end of last month.
Case #2: Some homes just show better in the Winter.
Finally, the reality is, some houses just show better in the Winter. Some homes have that warm cozy feel. Or, outside landscaping that looks blissful covered in snow! This sort of inspiration doesn’t happen during the Summer months. A stone hearth can come across cold in July, but look warm and inviting next to a roaring fire on a cold Winter's night.
